In summer 2026, Katz Properties hired Propellr to photograph its entire Wisconsin portfolio: more than 20 apartment communities in Milwaukee, Bayside, Fox Point, and Madison. Each community received exterior and amenity photography, model unit photography, a Matterport 3D tour, and drone imagery, delivered on a schedule that worked around residents and leasing hours. What We Photograph for Apartment Communities

Exteriors and amenities: building exteriors, entrances, lobbies, fitness rooms, pools, clubrooms, courtyards, and parking, each shot at the time of day that flatters it. Model units for every floor plan you lease, staged as they show, with vertical crops for mobile listings.

Matterport 3D tours, one per floor plan, so prospects can walk a unit from their phone before they call the leasing office. Tours can be delivered straight into your own Matterport account. Measured 2D floor plans come from the same scan or from a CubiCasa scan, ready for your website and the listing services.

Drone photography and video that show the whole property, its parking, and what is nearby: the lake, downtown, the freeway, the park. Flights are planned around occupied buildings by an FAA Part 107 certified pilot. Short walkthrough videos for social media and virtual staging for vacant units can be added to the same visit.

Shoot days built around your leasing schedule. Occupied buildings and busy leasing offices need a lighter touch than a vacant listing, so we coordinate access with your on-site managers and keep disruption to residents to a minimum.

Delivery organized by community. Every property is edited to the same color and exposure standard, then delivered in web-size and full-resolution files sorted by property and category, sized for your website, Apartments.com, Zillow, and print. Licensing covers your own marketing of the property for as long as you own or manage it.

How is this different from a listing shoot?

A listing shoot covers one vacant home in a morning. An apartment community includes exteriors, several amenity spaces, one or more model units, and often drone work, on a property that is occupied and staffed. We schedule around leasing hours, coordinate access with on-site staff, and shoot each area at the time of day that flatters it, which sometimes means two visits.

Do you photograph occupied units?

We prefer a model or a vacant unit for each floor plan. If only occupied units are available, we can photograph with the resident's permission and a notice from management, and we keep the visit short.

Can you shoot several properties in one engagement?

Yes. Portfolio work is what this service is built for. In 2026 we photographed more than 20 communities for Katz Properties across Milwaukee, Bayside, Fox Point, and Madison with one point of contact and a single delivery standard.

Do you deliver Matterport tours into our own account?

Yes. The usual setup is that your company owns the Matterport account and adds Propellr as a contributor, so every scan lands directly in your account and stays there after the shoot. If you do not have a Matterport account, we can host the tour for a monthly fee or deliver a CubiCasa floor plan instead.

Can you fly a drone over an occupied apartment building?

Yes, within FAA Part 107 rules. We plan flights so the aircraft is never directly over people, check the airspace for each property in advance, and fly at times when the grounds are quiet. Properties near Mitchell International or Timmerman may need an airspace authorization, which we handle.

Can we use the photos on Apartments.com, Zillow, and our own website?

Yes. The license covers your company's marketing of the property on any channel, for as long as you own or manage it. Full terms are on our Policies & Licensing page.

How are files delivered?

Through a download link organized by community, then by category: exteriors, amenities, each floor plan, aerials. Every image is delivered in web-size and full-resolution versions, with vertical crops of key images for mobile listings on request.

Which areas do you cover?

Milwaukee and the surrounding counties, plus Madison and the rest of southern Wisconsin for portfolio work. Properties more than 25 miles from Milwaukee may add a trip fee of $25 or more depending on distance, always confirmed before the shoot.
